In 2024, the British government once again changed safety rules regarding the construction of buildings, paying special attention to fire safety regulations. The changes primarily affected the use of new, safer materials, the planning of evacuation stairs, and new technologies in building design. How These Rules Influence the Building Industry
The main and most noticeable sign of these changes has been the postponement of final project deadlines. The London financial company Core Five notes that, on average, their clients have postponed the final deadlines for building completions by 3 months, some even longer. This, in turn, creates additional pressure on the market and increases the final cost of construction projects.
Another significant problem is the increased costs, associated with material replacement, work rescheduling, and additional inspections. A vivid example is Taylor Wimpey. In 2024, the company increased its fire safety expenses by one-third, from £245 million to £333 million.
In her statement, Taylor Wimpey CEO Jennie Daly said: “The increase is due to the escalation of costs based on recent tenders, increased project delivery administration costs, including the funding of the Building Safety Fund pre-tender costs, and a small number of new buildings being added.”
